Scope of Service: Architectural services in accordance with RIBA Stage 4 and Building Regulation drawings.

Project: New build properties and the re-development of a mixed-use site comprising a cinema and self-contained apartment suites to be used as short-term holiday lets, along with associated works including amenity spaces, parking, and vehicular access. The project is within the Chipping Norton Conservation Area. 29 High Street is a Grade II Listed Building, and 30 High Street is a Locally Listed Building.

Key Design Considerations: Careful detailing of the structures to be in accordance with the current Approved Documents while maintaining the historic features of the buildings. Several challenges have been identified and overcome in bringing the buildings to current regulation standards, given the restrictions imposed by the original fabric.

RTA was commissioned to undertake the following services:

  • Building Regulation drawings and submission of a Full Plans Building Regulation Application
  • Technical design in accordance with RIBA Stage 4
  • Designer’s duties under the CDM Regulations 2015
  • Coordination with contractors and specialists such as, structural/civil engineer, fire engineer, acoustic engineer, energy assessor, cinema specialists.
