In the heart of East London and a stones throw from Canary Wharf and Canada Water, RTA acted as the Building Owner’s Surveyor under the Party Wall etc. Act 1996 administering over 60 separate Party Wall Awards in what was one of the most interesting buildings we’ve had the pleasure of working with.

Sailmakers, the Grade 2 listed building was the centre piece of the development designed by BB Partnership, the building  played a pivotal role in the 19th century trade which was possible thanks to the canal to the rear of the building linking the business directly to the Thames, ports and shipping lanes thereafter. The development, is a mixed use property from commercial to co-living.

The project, in Party Wall terms included the following key aspects:

  1. Complex deep excavation for the construction of a new basement storey immediately adjacent to multiple residential and commercial properties, the Canal managed by the Canal and River Trust and the Public Highway and associated vehicle bridge spanning the Canal and running alongside the deep excavations.
  2. Contiguous deep piling of 25 metres deep forming a retaining wall ready for mass excavation. Dewatering and ground movement monitoring were key issues critical in safeguarding the adjoining properties.
  3. Excavation and construction of new reinforced pad foundations forming thrust blocks for temporary works.
  4. Due to the commercial risks, security for expenses were requested, the financial sum of which were negotiated and held in an Escrow account ready to be used should the need arise.

A 4 year project which will soon be complete, a monumental effort for all those involved which will yield a significant development in the heart of the financial city of London.
