Our client, owns one half of a semi-detached property in Rainham, Essex. At the point of instruction, their property was rented out and used as a source of income however the property enjoyed a large side garden.

We were appointed to design a single family dwelling on the side garden.

What should have been a relatively straight forward process turned into a very protracted planning matter. Preliminary drawings were realised in 3d CAD of a 2 bedroom 4 person dwelling designed to the National Space Standards. The application was submitted and surprisingly refused.

Our client, as with us, strongly disagreed with the decision to the point that our client engaged us to draft and submit a formal Planning Appeal to the Planning Inspectorate. Following months with the Planning Inspectorate, the application finally received approval overturning the Local Authority’s decision. A sensible decision and outcome that should never have been refused in the first place, 18 months on from the original engagement, our client had their vital permission.

We then produced Building Regulation Drawings and Construction Drawings in accordance with the NHBC Warrantee provider. At the time of writing, the property is at roof plate level and may be complete by Christmas 2024.
