Horringer Park Gates was a pleasure to work on. It is a Grade 2 listed building under the ownership of the National Trust, located within the Ickworth House Estate, Bury St Edmunds.
We were appointed by the Trust to undertake the full design and project management, and more specifically, the following tasks:
- Feasibility Study
- Assessment of defects and necessary repairs
- Remodel of the property to better suit modern day standards of living
- General Arrangement (GA) drawings ready for Planning and Listed Building Consent applications
- Building Regulation drawings and formal submission
- Detailed sections sufficient to construct from
- Full specification of works using the National Building Specification (NBS) CAWS format
- Tender action including the invitation to tender, tender analysis, and suggestion for the award of contract
- Contract Administration let under the IC JCT with Contractor’s Design
- Weekly site visits, management of valuations, variations, and release of the formal contract certificates
- Snagging/end of Rectification period inspection
- Computation of the project final account
Traditional materials were used to carefully repair the historic fabric, including handmade bricks, lime renders, and putty. A new internal floor finish was laid with Norfolk Pamments. The skill involved in the repair was excellent, which restored the building back to its former glory.
The property was then used as a holiday let as part of the commercial activities of the Trust.
