Domestic Refurbishment - Butt Road, Colchester

We were approached by the building owner of this relatively typical 3-bedroom semi-detached property in Colchester to refurbish it, ready to be let under a standard AST for the rental market. The client’s brief was not to cut corners and to provide a charming property of a certain standard.

We were responsible for preparing a schedule of works, tender, and contract administration. The works included the following:

1. Complete rewire of the property with integrated smoke and heat detectors.
2. A new traditional central heating system.
3. Reroofing and upgrade of loft insulation.
4. New kitchen and bathroom suite.
5. Introduction of a ground floor WC placed under the stairs.
6. Brickwork repairs.
7. Below ground drainage repairs and new connection for the ground floor WC.
8. New vertical sliding sash windows throughout.
9. Full internal and external decoration, including all joinery, walls, ceilings, and floors.
10. Upgrade of the ground floor insulation.
11. Creation of a rear patio area.

RTA was responsible for obtaining all statutory consents, considering the local Conservation Area requirements.

Within one week of the project’s completion, the property was successfully let on a 12-month contract.
