A typical Edwardian property with a rear addition. This property suffered from a woefully small kitchen area at the back of the property which was too small for a three bedroom property. In addition, with the original kitchen location, the rear garden was inaccessible and visually ‘cut-off’ from the reast of the house.
The brief was to produce a modern rear/side infill extension that would unify the kitchen and dining area but establish a connection from the internal living space with the rear garden.
The above was achieved by designing a fully glazed rear elevation in a Crittall style glazing, removal of the ground floor walls and creating an open-plan kitchen/ dining area. We also created a downstairs WC and utility area hidden behind a timber clad partition.
The result, a modern exciting environment full of natural daylight.
Both Planning and Building Regulation approvals obtained and advice on the Party Wall etc. Act given. Outcome….one very satisfied client!
